What is a tenant improvement or build-out?

It’s the work that turns a commercial space into what a specific business needs: walls, lighting, plumbing, finishes and so on. In leased space, the lease usually says who pays for and approves it.

Do commercial projects need permits?

Most do. Commercial work usually needs a building permit and plan review from your city or county building department.

Will my project trigger accessibility upgrades?

It can. Alterations to commercial buildings often trigger accessibility requirements under California’s building code. Your designer and building department can confirm what applies to your project.

What should I check before signing a lease that needs a build-out?

Confirm the zoning allows your use, and get clear in writing who pays for the improvements, who approves the plans and what happens to the improvements when the lease ends.
